Over thirteen hundred homes have sold in the Carson City and Carson Valley areas so far in 2014. While this may seem like a big number, home sales dropped off a bit since 1,402 sold in 2013. There is no need to fear though, this is still a good time to buy a home in Northern Nevada!
Of the 1,330 homes that sold in 2014, the median sales price was $230,000. Since Northern Nevada is such a broad area of cities and neighborhoods, the selling prices were spread out from a low of $34,000 for a short sale condo to $2,400,000 for a 25 acre ranch complete with 6 car garage and sweeping views of the Sierra Nevada.
The Carson Valley area is broken down into four areas: Gardnerville, Minden, Carson City and Genoa. Reno is just north.
– 603 homes sold in Carson City with a median selling price of $189,000
– 557 homes sold in Gardnerville with a median selling price of $274,900
– 103 homes sold in Minden with a median selling price of $215,000
– 67 homes sold in the Genoa area with a median selling price of $580,000.
The frantic pace of home sales slowed down just as they did all around the country, including Lake Tahoe. As we came out of the recession prices were low and home buyers were plentiful. The bargain basement prices are starting to disappear as are the buyers who were only interested in big bargains. Now we’re seeing the serious home buyers who are taking their time and planning for their future.
The number of foreclosures in Nevada has made national news for the past few years. In 2014, 232 foreclosures or short sales were purchased between Reno, Carson City, Gardnerville and Minden. In 2013 this number was 370 and in the prior year. 646 distressed homes were sold. As you can tell, this type of home on the market is becoming more rare and another reason for lower home sales during this year.

Even though sales are down slightly, this is still a great time to buy Nevada real estate. All indications show that the economy continues to strengthen, and with that, real estate is still a wise investment. People that are moving into Nevada from other states love the tax advantages that being a Nevada resident brings.
